Sherman Oaks
If you want to enjoy the perks of Los Angeles living without its break-neck pace, Sherman Oaks is the place to live. Nestled in the heart of the San Fernando Valley, this neighborhood is home to around 70,000 residents, making it one of the least densely populated areas in L.A.
Sherman Oaks is the perfect suburban community to raise your family in, thanks to its abundant green spaces, stylish Old Hollywood-inspired homes, and excellent schools. The various shops and entertainment options along Ventura Avenue also ensure that everything you need is just a short drive away. It’s hardly surprising, then, why Niche.com gives this neighborhood a glowing “A” rating.
And while Sherman Oaks is far from the hustle and bustle of downtown L.A, it is still remarkably accessible thanks to its proximity to the U.S. Route 101, Highway 143, and Interstate 40. It is also bordered by other deluxe communities such as North Hollywood, Van Nuys, Encino, and Studio City, meaning you will be in prestigious company.
History of Sherman Oaks
The community was developed by the Los Angeles Suburban Homes Company in 1927, who then named the area after Gen. Moses Hazeltine Sherman, one of its partners. It was envisioned as a peaceful neighborhood where people can enjoy a suburban lifestyle while still having easy access to urban amenities.
Today, it is a thriving community that attracts many young and mid-career professionals. This affluent neighborhood is also home to iconic landmarks that have become part of pop culture history, such as Mulholland Drive, Ventura Boulevard, and The Sherman Oaks Galleria, where scenes from Fast Times at Ridgemont High were shot.
Real Estate in Sherman Oaks
As one of the oldest neighborhoods in L.A., it’s not uncommon for buyers to see ranch-style homes dating back to the 1930s. Yet there are also contemporary homes that boast sleek lines and open floor plans that are quite in vogue today. Likewise, you’ll also find modest homes perfect for new families as well as impressive mansions that could make the cover of Architectural Digest.
The typical home here has three bedrooms and two bathrooms, with around 1,500-2,000 square feet of floor space. Properties usually boast expansive front yards, top-notch finishings, and great views of the San Fernando Valley.
Of course, an impressive community comes with impressive housing costs. According to information from Realtor.com, the median list price in Sherman Oaks is a lofty $1.3 million.
