Valley Village

Contrary to what its name might suggest, Valley Village is actually a neighborhood within Los Angeles. Nevertheless, it certainly offers a small-town, tight-knit vibe that makes it one of the city’s most prized communities.

Home to just 23,000 residents, Valley Village is considered a bedroom community. As such, many of its affluent residents work in and around Los Angeles, but go home to Valley Village’s tranquil environs.

It is bounded by the communities of North Hollywood, Toluca Lake, Studio City, and Sherman Oaks. Getting around town is easy, thanks to the area’s proximity to U.S. Route 101 and CA-170 (Hollywood Freeway).

With a multitude of parks and tree-lined streets, Valley Village offers a suburban getaway right in the heart of L.A.

History of Valley Village

Like most communities in the San Fernando Valley, what is now known as Valley Village started as agricultural land. At the turn of the 20th century, however, land development began and the area transitioned from rural to residential. More specifically, a group of workers at a film studio began building houses in the area. Valley Village’s profile was bolstered when screen icon Marilyn Monroe moved here in the 1940s with her husband James Dougherty.

At this time, Valley Village was still part of North Hollywood. The idea of establishing the locale as its own neighborhood was first proposed in 1985, but it wasn’t until 1991 when this resolution became a reality. Once this came to pass, the area took on the name of Valley Village, which was first used in the 1930s.

Today, Valley Village is a thriving community that offers a family-friendly environment that has easy access to downtown L.A.

Real Estate in Valley Village

Given the neighborhood’s extensive history, it’s not uncommon to find homes dating back to the early 1900s here. That said, there are also new developments, such as a condo built in 2015 at the site of Marilyn Monroe’s old home.

Buyers have several property types to choose from, including condos, townhouses, single-family homes, and high-end properties. If you plan to move to Valley Village, however, do note that the median list price stands at $1.2 million.

For that price, you’ll get a three-bedroom, three-bathroom home with a floor space ranging from 1,500-2,000 square feet. Houses come in a variety of architectural styles, ranging from Spanish Colonial Revival, to Tudor Revival, to contemporary designs.

Living in Valley Village

One of the things you’ll appreciate about Valley Village is its close-knit community. Indeed, its neighborhood council regularly organizes block parties and other social events to bring residents together.

You’ll also note that Valley Village is a very pet-friendly locale. Not only does it boast safe, walkable streets, but many of its parks and establishments also welcome four-legged visitors. Homebuyers with kids will surely appreciate the great schools here, such as Colfax Charter Elementary School and The Country School.

And with easy access to major roads, visiting iconic L.A. attractions like Rodeo Drive in Beverly Hills or the famed boardwalk of Santa Monica is a cinch.
